• We recommend getting a survey before installation unless the lines are clearly identified. Ideally, it would be good to have it done as soon as you make the decision to build a fence. It's very helpful in ensuring we obtain accurate measurements as well as to avoid accidentally encroaching an adjoining neighbor’s property or easement.

• It is the homeowner’s responsibility for ensuring accurate property lines are marked, whether from existing or new survey stakes.

Most average size home fence installations can be completed in one to two days depending on several factors such as the following:

• Removal of existing fence

• Landscaping/debris removal

• Rock removal

• Terrain

• Complexity, etc.

Estate, Commercial, and Farm fencing applications vary depending on the above and other variables. We will provide our best estimate for the build time during the quote process and work closely with you and any dependency timelines as needed to accommodate your fence building needs.

• We at Refuge and Rail will call 811 for you at least 3 days to 1 week before installation. 811 will mark all public utilities, phone and cable.

• 811 DOES NOT mark personal or private utilities such as satellite dish wiring, personal gas or propane lines, sprinkler systems etc. These must be marked by the owner as fence companies have no way of knowing where each of these lie.

In order to be accurate, it’s important for us to hear you share your fence vision and objectives, help you consider options in design and materials that align, and evaluate the scope in terms of linear feet, number of gates, terrain, existing fence removal or incorporation, etc.

• Once we’ve done the above, we can often help our clients align the above to your budget by considering optional approaches for achieving the vision while providing cost breakouts for optional enhancements in features and primary materials used as well.

• With the above said, we also understand the need for a high-level ballpark range to ensure your budget is aligned as well. We’re happy to chat through all of the above and help prepare for the process in any way that’s helpful.

Hitting rock doesn’t happen often, but it does happen occasionally. We are prepared to remediate rock issues as they arise in effort to minimize any impact to the build schedule.

In the event our team hits rock that requires a jackhammer, we will add a small change order for rock fees based on the number of post holes that require a jack hammer to prepare the ground for post setting to continue. Our incidental rock fee is currently set at a nominal charge of $15.00 per hole.
